 I was a horrible buyer when I first purchased my home in 2007.  I was the obediant one...tell me what to do and where to sign and I will do it.  Little did I realize that I was tying down my life for 30 years.  It was also during the subprime era and anyone could get qualified.  What many people don't realize is the responsibility and ownership afterward.

The home failed to sell on three prior offers from other buyers. The home is stunning and in perfect condition. Sandy was able to close the deal and I believe this success was fully based on her ability to flex her engagement style to challenges of the moment (there were several). Impressive! 

Sandy arranged expert assistance with financing and was able to help the deal close by arranging inspection on literally no notice. Her partners went out of their way to help us knowing we live on the east coast and had very limited time to make the deal happen. Luckily for my boyfriend and me, we had a wonderful tour-guide for our journey through what I will affectionately refer to going forward as the crazy seller’s market of 2013 (if ever those economics courses in college proved accurate, it was through supply and demand in the market at this time). We found Sandy through happy chance one day as we were browsing for our dream home online through various real estate sites. Clueless to real estate terminology as we were, we had set our hearts on a beautiful home listed as “Contingent Offer” (which we were sure had no concrete sense of ownership and was merely a slight deterrent that we could overcome with a higher offer – we would soon learn through a crash course with Sandy on real estate lingo that we were quite wrong). But, that house did serve a purpose in leading us to Sandy, as we quickly noted the real estate group associated with the house and gave them a ring; we ended up talking to Sandy, who we immediately connected with due to her ability to relate to our situation and her genuine care in making sure she knew exactly what we wanted. From that point on, we were spoiled. Sandy was the ultimate in curbing her schedule to help accommodate our difficult work schedules, meeting us at houses on incredibly short notice and at ridiculous times of the morning / night / weekend. Through each and every failed attempt, rejected offer, and cash buyer lockout, Sandy remained positive and upbeat; “there’s always a bigger and better house out there,” she’d say when we felt like giving up. One of our biggest upsets was the loss of a house that we had immediately fallen in love with and had come so close to obtaining that we had already begun to picture ourselves hanging out by the beautiful pool, watching our future kids play out in the dazzling front yard, and eating Thanksgiving dinner with our families in the dining room. We lost out to buyers that had gone so far as to pay several thousands of dollars over appraisal and the missed opportunity left us frustrated and downtrodden. But Sandy wouldn’t let us sulk, “you’ll see,” she bolstered us, “this just means there’s a better house waiting for you.” We couldn’t help but believe her, her confidence in our eventual satisfaction providing new hope of better things to come. And she was right. Five months ago, we found it. Our ‘bigger and better’ house, it was a short sale and we were not going to lose it…not if our three person team had anything to say about it. It was a team effort and those five months felt like a lot longer, but we did it. Sandy fought for us and made sure we got an amazing deal, all the while providing us with quick responses and follow-ups to all of our questions and requests. As we embark on a brand new adventure, we feel compelled to stop and thank our tour-guide and friend; happy trails Sandy, and we hope other buyers are as lucky as we were to find you.

 I was looking at that time the market have very little inventory.  When I was started browsing I specifically told Sandy that I am looking and not ready to buy at the time.  I had purchased before and was just curious about the market.  Sandy kept in touch and sent me properties that she thought I would interest and finally she sent me something that I couldn’t resist.  Once I told her I was ready, she was diligent and thorough and got us to the closing table in 2 weeks.

When I met Sandy, she was helping our investors look at properties.  Afterwards, I decided to use Sandy to purchase my personal properites because of her wealth of knowledge about the ever changing market in Las Vegas.  I would always want to low ball and Sandy will provided multiple comparables and will go as far as calling properties in contingent status to see if the properties is ready closed or appraised, to help me secure a good offer to present to the seller.
